Asbestos indentification and testing
Are you aware of the health dangers of living alongside unencapsulated asbestos. If you own a home or are purchasing a house or property built before 1990 with any fibre cement -based products, texture coated ceiling, some of the materials used in the construction of the property may contain asbestos. Asbestos testing carried out by us will provide certainty.
Moisture Testing & weathertightness risk assessment
It is important to be aware that the lack of moisture indicators does not confirm that a property does not have moisture issues. There is a range of factors that need to be taken into consideration when concluding the overall weathertightness. A moisture meter is one tool we utilise to identify moisture. We also consider the building design, the structure, the details, the execution of the details and the workman.
Because water accumulates and travels immediately behind the external cladding, the external cladding is ideally what should be tested. However, this is not practical, and not possible with some claddings and weather conditions, therefore the meters are predominantly used from the interior of the home.
Where is moisture testing carried out
We carry out moisture testing on all properties and concentrate mostly around exterior doors and windows, showers and other potential risk areas. All readings which are not within the acceptable range taken in the property are entered into the written report provided with our inspection. We also provide you with a measurable table so you can see the range your readings sit within.
Moisture meters used
Like us, most inspection companies use one of the scanning/capacitance type meters as they are the only means of obtaining a reading without damaging wall surfaces. In most instances, property owners will not permit invasive testing, as this not only marks walls necessitating repairs but also gives every indication of a potential problem to other interested parties. For non-invasive moisture testing, we use the Trotec T660 Dielectric (or comparative technology) material moisture meter which has a material moisture measurement of up to 40mm.
However, in some cases where a possibility of water ingress is observed the moisture meter could be used in the pin mode. The Protimeter Survey Moisture meter in pin mode will provide the moisture contents as a percentage. The Protimeter Survey Moisture meter in pin mode can be used to test any building materials.
This is done via Wood Moisture Equivalent is the moisture level in any building material as if it were in close contact and in moisture equilibrium with wood expressed as a percent of the moisture content of wood; therefore, any reading above 17% anywhere and in any material is in the red zone and indicates a hazardous condition, which must be investigated. Indeed, the instrument measures moisture in wood and wood moisture equivalent (WME) in building materials other than wood.
For high areas such as ceiling we use the Protimeter Surveyor Master

Protective coating thickness testing
We can accurately measure the thickness of the protective coating to timber and fibre cement cladding, to determine if the thickness of the protective coating is in accordance with the manufacturers recommendation.
